When you know the rehab, add the work line by line—paint, roof, whatever you can back up. The total is what flip and wholesale scoring use. Buyers see the same list on the deal link.
Look at the market too
Prices, rents, and inventory for the area sit next to the deal. When a market’s history is thin, growth stays out of the numbers instead of being filled in.
