Fix and flip
Pursue clear profit, not thin spreads.
After-repair value minus purchase, repair costs, holding costs, loan interest, and selling and closing costs. Thin or breakeven deals fail on purpose.
What you need
After-repair value and purchase or ask. List repair costs when you know the work; the total is what the score uses. A short rehab window is assumed if you don’t set hold months.
The bar
Score follows modeled profit. Pursue when the number is clearly worth the work, on the order of tens of thousands, not a rounding error.
