Prefer null or an explicit estimate. - Strategy and financing are separate concerns. Long- and short-term rentals score cashflow. - Fix and flip and wholesale score profit or assignment spread against a stricter economic bar. - Wholesale spread is after-repair value minus ask (or purchase) minus repairs. Financing is excluded. - Investor matching derives metrics from cashflow and strategy output.
